Effective for direct BRiX Dunsborough reservations confirmed on or after 13 July 2026.
1. Free cancellation until five days before check-in
A guest may cancel for a full refund when BRiX Dunsborough receives written notice no later than 3:00 pm local time, five calendar days before the scheduled check-in date.
The full refund includes the accommodation price, cleaning fee and any mandatory charges paid directly to BRiX for the reservation.
Example: for a Friday check-in at 3:00 pm, the free-cancellation deadline is the preceding Sunday at 3:00 pm.
2. Cancellation less than five days before check-in
When a guest cancels after the free-cancellation deadline but before check-in:
- the first booked night is non-refundable; and
- 50% of the price of every remaining booked night is refundable.
The cleaning fee forms part of the total booking price and will be treated consistently with this calculation. Any government tax or mandatory charge that must be refunded or adjusted by law will be recalculated accordingly.
3. Cancellation after check-in
When a guest cancels after the stay has begun:
- nights already used are non-refundable;
- the next scheduled night is non-refundable; and
- 50% of the price of all later unused nights is refundable.
If fewer nights remain than the formula describes, the charge is limited to the nights remaining in the reservation.
4. How to cancel
The guest must give written cancellation notice by replying to the BRiX booking confirmation or other booking correspondence. The cancellation takes effect when the notice is received by BRiX Dunsborough, not when it is sent.
The relevant deadline is measured using local time in Dunsborough, Western Australia.
5. Changes to dates or length of stay
Requests to change dates are subject to availability and written approval. A request to shorten a confirmed stay may be treated as a cancellation of the removed nights and assessed under this policy using the date the change request is received.
A change is not effective until BRiX Dunsborough confirms it in writing.
6. Refund method and timing
Approved refunds will be returned to the original payment method where reasonably possible. BRiX will initiate an approved refund promptly, generally within five business days. Banks and payment providers may require additional processing time before the funds appear.
7. Cancellation by BRiX Dunsborough
If BRiX Dunsborough cancels a confirmed reservation before check-in because it cannot provide the accommodation, the guest will receive a full refund of amounts paid for the affected reservation, unless the guest freely accepts an alternative arrangement.
8. Exceptional circumstances and consumer rights
BRiX may offer a more favourable refund, credit or date change where exceptional circumstances justify it, but is not obliged to do so unless required by law or the accepted booking terms.
Nothing in this policy excludes, restricts or modifies rights or remedies that cannot lawfully be excluded under the Australian Consumer Law or other applicable legislation.
9. Policy supplied before payment
This cancellation policy will be supplied or linked with the written quote before payment. A reservation is not confirmed merely by submitting a booking request. Confirmation occurs only after the required payment is received and BRiX Dunsborough issues written confirmation.
